This old bergerie is situated in the Aspres hills part of the Pyrenees, not far from the village of Calmeilles. Approx 550 mtrs above sea level-yes this means it is hilly!
45 minutes from Perpignan airport, 20 min's to the towns of Ceret and Thuir, 30 min's to coast, 30 min's to Spain, an hour to skiing.
The house is on approximately 1 hectare of land with a further 6 hectares, mainly woodland, across the lane.
Very flexible, can currently sleep up to six ( poss. 8 but water becomes a bit of an issue ) and a travel cot.
The house is like a Tardis, looks small from the outside but has lots of space.
Most of the living takes place outside on the large patio or on the vast decked area with the pool and Jacuzzi.
The central heating system is fueled by wood and the burner itself is in the form of a kitchen range, ( a Godin, similar to an Aga ) which can also be used for cooking. For the warmer months there is a gas cooker to match the range. An american style fridge freezer with an integral ice machine keeps the essentials cool. The kitchen also has a microwave, and a toaster.
On the ground floor there is a conservatory ( with massive radiator keeping room toasty in winter ) which leads to a large farmhouse style kitchen/eating area. From here a passageway ( with cupboards all down left hand side containing washing machine and another fridge) goes to the sitting room, main bedroom, separate WC with hand basin and bathroom with a shower, basin and a large bath.
The sitting room ( 2 seater sofa, 2 seater bed settee, 2 chairs and a giant footstool ) has a wood burning stove as well as a radiator. The main bedroom, and upstairs area have radiators too.
Above the kitchen is a mezzanine currently used as an office, but this has a 2 camp beds in it.
Open plan stairs from the main double bedroom access two bedrooms in the roof areas.
There is also a store att. to the rear of the house which houses the water tank and currently a washing machine, tumble dryer and freezer.
The house has free to view TV and stereo with MP3 lead. There is also a hairdryer, ironing board, and iron if you feel that way inclined
The house is accessed from the main village road by a long curved driveway with loads of space for cars. There is also a caravan parked here at the moment.
The garden is fairly rural and has been planted with some fruit trees, peach, apricot, plum, apple, pear, cherry, pomegranate, fig and grape vines.
The water comes from a bore hole and therefore must be used wisely-not usually an issue out of season, but loads of showers and use of washing machine lots in summer could mean you run short.
The oxygen cleaned swimming pool has a heater. There is also a 5 seater jacuzzi.
The views are splendid. The sea can seen ( just )
and at night the lights are so pretty on the horizon.
